Michael Casey, ACI, MCI is the principal of Michael Casey & Associates; a consulting firm based in San Diego. Mike is past president of the California Real Estate Inspection Association and the American Society of Home Inspectors. He is a multi-code certified by the ICC and IAPMO and a licensed general, plumbing and mechanical contractor in several states. Besides co-authoring several books in the Code Check series and authoring the booklet and smartphone APP Code History Master, Michael has authored numerous other books, has taught home and building inspection nationwide, and has an expert witness and claims consulting practice throughout North America since 1987. Mike has inspected over 10,000 buildings in his over 30-year career in the inspection profession, and has been a consultant or expert regarding hundreds of claims for both claimants and defendants. Mike will be presenting on four diverse and informative topics: SESSION #1: TOP 20 WAYS HOME INSPECTORS GET SUED Our opening session is a rare opportunity to learn what home inspectors most often get sued for, and how to avoid those lawsuits. Mike has been retained as an expert or consultant on over 800 inspector cases and this session is a no-brainer if you want to stay out of court. Specifics include:

  • Report writing and risk management
  • Inspection agreements and contracts
  • Inspection protocols to reduce risk
  • Record keeping
  • Nomenclature specific to various residential inspector claims issues

Upon completion of this session, students will be more knowledgeable regarding the best practices for risk management, improvements in record keeping and communication with their clients, and have solid answers to their risk management questions. SESSION #2:  NEW PLUMBING CODES AND COMPONENTS Mike will cover various newer plumbing products, their function with respect to intended performance, and evidences of failures or improper installations. Actual case studies will be reviewed. Emphasis will be on the importance of keeping up to date with all systems to be a cutting edge inspector. Specifics include:

  • Nomenclature specific to various newer plumbing systems from PEX to disappearing urinals and their relation to Home Inspection
  • Identifying these newer products
  • Identify Modalities and evidences of failure
  • Common “defects” and recognition

Upon completion, students will be more knowledgeable regarding the fundamental function of various newer plumbing products and application to residential inspection. Students will also be more knowledgeable regarding the appropriate conditions observed that warrant recommendation of further analysis. SESSION #3:  ROOFING  This session will cover roof covering materials commonly encountered during home inspections, identification and life expectancies based upon the NAHB useful life study. Photos will be presented to demonstrate and reinforce attendee learning retention. Some specifics include:

  • Common roof covering types used in North America
  • Common installation practices
  • Inspection techniques
  • Estimation of age and remaining useful life

Upon completion of this class, students will be familiar with the various common roof covering material types, installation, defects and estimation of useful life. SESSION #4:  HYDRONIC & STEAM HEATING SYSTEMS This session will cover hydronic heating systems such as steam boilers and hot water boilers in an easy to understand format. Seasoned inspectors typically know the basic items, but what are the specific component names and functions? What can be done to reduce noise in steam heating systems? Specifics include:

  • Learn to easily distinguish “Steam” vs. “Hot water” systems
  • Fundamentals of inspection standards of practice
  • Improper modifications
  • Common failures with respect to improper use or installation
  • Just plain stupid installations
  • Case study review

Upon completion of this session, students will be more knowledgeable regarding the installation, inspection and evaluation of steam and hot water boilers and the various related systems and components with application to residential inspection. Students will also be more knowledgeable regarding the appropriate conditions observed that warrant recommendation of further analysis.
