On-Site inspection events are popular with both novice and seasoned inspectors, and provide a great opportunity to hone your inspection skills and discover what you might often overlook that is immediately apparent to your colleagues. You will also gain a better understanding of the ‘standard of care’ among local inspectors as you explore the nuts-and-bolts of the inspection process, sharing your experience and benefiting from the expertise of your fellow professionals. Discussion will focus on technical issues, as well as ways to discuss findings with clients and how to put findings into the written report.
Join us for a group review of a classic 1920s-era home with lots of history, plenty of issues, and some unusual features including a rare — for Berkeley — swimming pool. It’s a hillside home with considerable settling; the dining room is several inches out of level. The concrete entry stairs are heading downhill, even since they were “repaired” two years ago. The house lies between two mapped landslide zones. Because their purchase was financed in part by UC, the buyers had to make structural improvements within a limited time, but they had to choose among three contradictory engineering reports, not to mention an exhaustive report by a stalwart member of GG ASHI. They decided on a seismic upgrade designed by Thor Matteson, including removal of a “chimney of death.” Now they’re considering how to address leaking balcony windows, a tilting retaining wall, and the usual drainage issues. If your clients were considering a purchase now, how would you advise them?
